Buying a Home without using an agent | Bay Area Real Estate Trends

This is very easy to do. You can simply call the listing agent and make an appointment to see a property if there isn?t an open house at a convenient time. Most listing agents are happy to write up your offer, it?s 50% more work for twice the commission. This is an inherently tricky situation, but not an inherently unethical one.

Alternatively, you can hire a Real Estate Attorney to write your offer and reduce the amount of your offer by 2.5% or 3%. This is not likely to work in a hot market or where the seller has more than one offer, why would a seller accept a non standard offer when they have a choice of standard, more likely to close offers?
I have a sentimental fondness for Patrick.net, it?s the first bubble site I found in early 2005. But the advice and comments often show a profound lack of understanding.

A while back Patrick said he?d hire an agent by the hour ?To just Chauffeur me around?? If you just need a chauffeur, have a friend drive you and buy them dinner. If you want a licensed person to drive you around and ?Kinda, sorta be my agent but not really?, oh boy.

Read up a bit on ?Ostensible Agency?. There?s LOTS of case law. I?m sure you could call around and find someone with a license who would be willing to do this for the median wage of $21.75 an hour or less. I wouldn?t get in a car driven by someone willing to do this because they are a leading candidate for a Darwin Award.

YMMV, but I do advise you to make your decisions on the basis of how things are rather than the way you wish they were.
