Position Summary

The Vice President of Construction Services/Management is responsible for providing construction management services within the assigned Region including working with a large variety of Clients, Investment Manager's, Business Manager's, Vendors, as well as other corporate and site staff on construction, structural & renovation projects.

Essential Functions/Responsibilities

Prepare and present existing and new clients with proposals for upcoming Construction Management projects.

Ensure that all code requirements comply with laws and rules of the state and regulatory agencies.

Ensure that all Repair, Renovation, & Paint practices as pertains to properties in the Pinnacle Regions under the VP's supervision are in accordance with EPA rules and laws regarding Lead Based Paint.

Ensure that all applicable permits & documentation is prepared properly and filed accordingly

Ensure that corrective notices issued by an inspecting authority are complied with correctly and within the time guidelines set by the issuing authority.

Complete reports required by management within the time restraints dictated.

Maintain currently adopted editions of NEC (National Electrical Codes) and 40 CFR 745.90 (EPA's Renovation, Repair, and Painting Final Rule) and all applicable state regs Responsible for assisting in the collection of bids for capital projects as requested, and to oversee same

Provide written record of job progress, maintain up-to-date records of drawings and specification changes, shop drawings, samples, operating manuals, testing records and if necessary, job progress photos which would be delivered to the Owner upon completion or on a monthly basis.

Track all invoices & collections for Construction Management services

Responsible for an analysis of each contract and either the set up or the monitoring of the project accounting system for to date costs, payment status and cash flow.

Responsible for evaluation and assessment of maintenance budgets as requested

Responsible for bidding out of all services every 6 months to ensure best pricing

Responsible for monitoring, maintaining, and updating all paperwork required in the policy manual which pertains to on-site maintenance practices

Attend budget meetings with the Investment Manager and client.

Work alongside the Investment Manager on current and upcoming capital renovation projects.

Is available during normal business and office to discuss and advise on-site staff, Investment Manager's, Vendors, and other peers as needed on various maintenance and renovation projects.

Is available after normal business hours for major emergencies as determined by the RVP

Assist with new and lost property transitions, Due Diligence services, loss prevention strategies, and on-going site support as requested by clients, manager's, or other supervisory persons

Assist with client communication and tours as needed

Performs other duties as assigned

Education and/or Experience .

Degree is not mandatory but is a plus - minimum of 5-7 years construction related experience is required

Skills/Specialized Knowledge

Extensive knowledge of property maintenance, electrical, and renovation required.

Must understand the concept of value engineering

Demonstrate excellent written and verbal communication skills.

Must be able to perform basic math, and apply mathematical concepts to practical situations.

Must be able to define problems, collect data, establish facts, draw conclusions and offer viable solutions.

Must be detail oriented, and able to focus with regular or unscheduled interruptions within an office environment.

Proficiency in Word, Excel and email system communication.

Required Licenses

Must possess, or be willing to obtain an EPA (Environmental Protection Association)

Must possess, or be willing to obtain an RRP (Repair, Replace, Paint) Certification

Other Requirements

Must be able to operate a desktop computer or a laptop with comfort and ease.

Must be able to travel independently and with regularity, approximately 2 to 4 days per week or as needed within the Region.

Physical Demands

This is a supervisory position and is considered moderate in physical demands. Requirements include the ability to frequently, and sometimes for long periods of time, sit, stand, climb and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry. Must be able to bend, crouch, kneel, or stoop on occasion. Must be able to lift and carry up to 35 pounds. Must have up-close and distance vision and the ability to adjust focus.

Must use hands and fingers to hold, carry equipment, write, type, drive, sometimes for long periods, as well as other duties as assigned.

Mental Functions

Must be able to concentrate on intricate details with moderate interruption.

Must be able to understand the theories behind several of the related concepts.

Work Environment

(Important for ADA compliance and should be specific to the job itself. An example would be "Standard work environment" or "Hazards - none.")
